How to Pick the Perfect Neighborhood


If you are looking for a new home then one thing you might consider is what is the right neighborhood for your family? As you know, buying a home is a huge step and one thing that all my clients have in common is what is my potential resale value in at least 3-5 years. This should be a concern and picking the right neighborhood can help you receive a good return on your investment. When it comes time for your home search, here are a few tips to keep in mind to help you find the perfect (and most profitable) neighborhood!


Location, Location, Location!


As you all have heard, Location is everything! When looking at neighborhoods, despite the fact that home sizes, lot sizes, and conditions of the home may vary one thing that is common is that typically in a neighborhood the homes fall within the same price range. When it comes to value, location matters!


When an appraiser is assigning a value on the property based on the location, they look at three primary factors: the reputation of schools, employment opportunities, and proximity to entertainment.


Amenities



Neighborhood amenities may be something that is really important to you. Some common amenities include playgrounds, clubhouses, neighborhood pools, and golf courses. All of these features foster a sense of community, fun, and involvement. When considering amenities look at not only what is currently being offered, but any potential upgrades that may be coming to the community such as dog parks or other outdoor living spaces. You can ask your Realtor® to assist you in getting the homeowner association's documents that may outline any of the plans that may be ongoing for community improvement.


Other Things to Consider


When picking the right neighborhood, you will want to consider items such as commute time to work, medical centers near you, grocery stores, restaurants, and other entertainment and health/safety factors that are important to you and your family. In terms of other expenses, utilities are something that everyone pays, but you can plan ahead of time and understand what your average utility may cost by contacting your local utility providers to determine the average cost in any given neighborhood. Lastly, you will want to look at taxes. Some neighborhoods have specially assessed taxes or may be taxed at higher rates than other areas.
