Selling a home can be stressful, but if you need to sell your home quickly it can be even more stressful. Whether you are selling your home due to relocation with a new job, financial reasons, or other personal reasons, there are a few tactics you can take in order to sell your home quickly.
The first tactic I would recommend is hiring a REALTOR®. A REALTOR® can help you assess the market value of your home, market it to a variety of audiences, give you tips and tricks on what you may need to do to sell your home quickly, and will work on your behalf. Of course, I would recommend that you and I sit down together to go over listing your home and hope that you'd use me as your REALTOR®; however, that isn't an expectation. Here are a few tips that I give my seller clients to assist them in selling their home quickly:
Clean & Declutter: Organize your belongings and rid yourself of things you are not using or no longer in need and deep clean every room of your house. Remember buyers want to envision themselves in your home.

Upgrade Your Paint & Lighting: If your budget allows it update the paint and the lighting throughout the house. Since everyone does not have the same taste and style, going with neutral paint is always a winner. In terms of upgrading your lighting, go with modern lighting and get rid of any outdated lighting you currently have.

Address Minor Issues: Take on issues such as pet smells, chipped tile, broken door handles, leaky sinks, torn window screens, or any other small minor issues that buyers will find unattractive.

Don't focus just on the inside, remember the outside of your home: If you are able to have your home power washed and update your curb appeal this will help buyers be more intrigued with what is on the inside of your home. This can be as easy as cleaning up the flower beds, adding new mulch, making sure your grass stays mowed and planting a few colorful flowers.

If you need to go quickly and you can afford to, talk with your REALTOR® about offering a possible incentive. Incentives can include offering money towards the buyer's closing costs if they present an acceptable offer or purchasing a home warranty for the buyer at closing. This may help a buyer be more comfortable in purchasing your home. Lastly, just be patient, the sale will happen,
